BÜRO UND VERWALTUNG • OFFICE BUILDINGS INNERE WERTE • INNER VALUES
T he detached villa with a plastered base and brick walls is from 1910. Several conver-
sions had taken place since then. Most recently, there were five flats in the building.
In addition, a dental technician laboratory was on the ground floor. When Ute und
Wolfgang Mezger took over the house, a spacious commercial unit – consisting of offices
on the ground floor and a model-making workshop on the lower level – was to result as
the new location of the Wolfgang C.R. Mezger design studio. A small self-contained flat was
also added on the lower level. For the upper- and the top-floor, two spacious flats were
planned, which each take up the whole floor areas. The new uses made major changes
in the layout necessary on all the levels. Most extensive were the interventions in the
weight-bearing wall structures of the lower level. Here walls had to be moved, new ope-
nings for doors made and window openings had to be enlarged. The roof supporting struc-
ture was also changed, for instance for dismantling supports on the top floor and for
installing new skylights. In addition, the roof was newly insulated and tiled. All the walls,
ceilings and floors of the building were thoroughly overhauled. All the windows were fur-
thermore renovated andreplaced. For all the changes, the greatest value was attached
down to the last detail to careful workmanship as required for listed buildings.

The new workshop on the lower level is divided into two zones. In the building’s depth
are the noisy machines necessary for making models – such as saws and milling machi-
nes, while the manual model-making section extends along the façade. A glass wall
acoustically separates the two sections yet links them visually. To direct sufficient light
into the workshop level, the existing window openings were enlarged. This resulted in
an attractive and bright workshop which offers an appealing working atmosphere and
plenty of light. Thanks to its good illumination, the work area in the semi-circular bay
is particularly suited for filigree manual work. For this purpose, the existing, large steel
window with curved glass was replaced. Beside its own entrance at ground level, the

workshop is accessed from the ground floor via a new staircase. For this, a generous
opening in the ceiling first had to be made. It creates an open and appealing connection
between the two levels.
Symbiosis of historic structure and modern use
The former layout was conserved to the greatest possible extent. However, a few partition
walls were removed to make room for a larger shared kitchen and to create a spacious
room for presentations. To improve the lighting condition, additional window openings
were added in both rooms. They were shaped like the existing windows next to them –
including the elaborate stone surrounds in the external façade. To achieve this, an already
retired builder specialized in shells was commissioned who still mastered the historic con-
crete-charring technique from the time when the house was built and was able to repro-
duce the stone jamb posts true to the originals. The wall from the corridor to the fireplace
room was also torn down to here produce a spacious hall linked with the entrance area.
The historic open staircase, on the other hand, had to be enclosed for reasons of fire pro-
tection. The separation was designed in the form of a wooden construction matching the
wall panelling of the room. All the room’s other historic installations such as dividing walls
and various built-in cupboards were preserved and merely renovated.
