Das Denkmalamt bestand auf dem Erhalt dieser kompletten Mitteltragwand -
konstruktionen. Lediglich das Ausschneiden von notwendigen Türöffnungen für die
Erschließung wurde genehmigt. Die Bausubstanz der Mitteltragwände konnte aufgrund
diverser Wasser schäden, der natürlichen Alterung und nicht fachgerecht ausgeführten
Umbauten den statischen Anforderungen nicht Genüge leisten. Er schwerend hinzu kam
eine starke Ver formung durch unterschiedliche Setzungen im Laufe der Jahrhunderte. Mit
einer Skelett konstruktion entlang der Mitteltragwände konnte die notwendige Stabilität
erreicht werden. Einzelfragmente der Spindelwände sind heute an mehreren Stellen im
Haus hinter Glas ausgestellt. Auch die Leitungsführung für die Elektroinstallationen bil-
dete eine tägliche Herausforderung. Besonders schwierig gestaltete es sich, Wege durch
die historische Substanz zu finden und dabei Kollisionen mit Balken und anderen festen
Bauteilen zu ver meiden. Letztendlich ist es aber gelungen sämtliche Installationen
unsichtbar zu verlegen. Zudem galt es fast alle statischen Konstruktions elemente zu
ertüchtigen. Durch zahlreiche Maßnahmen konnte in diesem Zuge für sämtliche Räume
ein hervorragender Schallschutz generiert werden. In Verbindung mit dem Restaurant
samt Außenbewirtung auf dem Platz bietet das Hotel nach der authentischen Sanierung
höchsten Komfort inklusive einem spannenden Ausflug in die Vergangenheit – Zeit zeugen

rer Nähe wollen wir uns in den kommenden Jahren vergrößern. Es bleibt also spannend,
welche Unwägbarkeiten in Zukunft zu meistern sein werden.

T oday’s Hotel Adara is located in the historic old city of the island of Lindau in Lake
Constance. When I purchased the ensemble consisting of four buildings in 2008, the
crumbling building fabric was for the major part in danger of collapsing. Around 1900,
the conglomerate from the 13th century had been released for demolition which, howe-
ver, was prevented due to the world economic crisis. A major stroke of luck, as it was to
turn out decades later: Not least due to my preference for renovation projects and the
accompanying experience, I recognized the potential of the, by now, listed ensemble and
its location at the actually attractive Alter Schulplatz and dared to take the plunge. The
renovation including the conversion into a hotel in line with preservationist principles
took five years and six months.
Planning with centimetre precision already in the preliminary stage
In the preliminary stage, costly and accurate measuring of the interior was necessary
based on which we developed the construction- and detail planning. Essential for the
successful conversion into a hotel was linking all four residential buildings with a central
staircase with an elevator system. Due to the varying storey heights and the, in some
cases, very low ceiling heights, the planning turned out to be extremely complicated. In
the preliminary stage, a business survey had been conducted which demanded that
there be at least 14 spacious rooms and suites. In addition to this, the infrastructure that
is usually present in a hotel, such as technology- and storage rooms, reception, restau-

16./17. Jahrhundert • 16th/17th century 19./20. Jahrhundert • 19th/20th centruy up to 50 square metres. This ambitious spatial programme only became possible with
two special measures: adding a basement to the ensemble and a further level to the top
floor of the corner building. As a first step, in tough negotiations with the Landesdenk-
malamt and Untere Denkmalschutzbehörde of the city of Lindau, the building permits
had to be pushed through. Previously, the ensemble at Alter Schulplatz had been a run-
down eyesore and thus the city of Lindau hoped for a speedy renovation.
Unexpected challenges
To create additional areas, we added a level to the corner building. The top floor with
original elements from the 13th century was documented, deconstructed, temporarily sto-
red and, after the addition of a storey, replaced on top true to the original. Today, original
roof-truss elements, timber framework and ceiling beams are visible in the whole buil-
ding. Crumbling wooden parts were removed in the course of the renovation and recon-
structed with old wood in a traditional way. In addition to my daily presence, this tech-
nically demanding work also required enormous special knowledge from the craftsmen.
Before the start of the construction work, the up to 15 metres high structural walls had
not been visible due to various installations. In the middle of the construction period, it
turned out that the framework infill had for the most part been made with “spindle
walls”. These consist of vertical, thick branches filled in with horizontally interwoven wil-
