HOUSE HOLDERGASSE
IN VADUZ
„Der Wunsch nach geschützten Außenräumen Natural dimensions and tranquillity are the classic featu-
war ein wesentlicher Aspekt für die Formulierung res of villa architecture. Haus Holdergasse in Vaduz like-
wise has this beneficial-poetic aura. The sculptural buil-
dieses sehr plastischen Volumens.“ ding structure is a design by Baumschlager Eberle Archi-
tekten. Minimalist in its appearance but also in the use
Ulli Grassmann, Baumschlager Eberle Architekten of material- and energy consumption, the family resi-
dence is a statement of contemporary villa architecture.
B aumschlager Eberle are well-known for questioning routine con-
ventions. With Haus 2226, their own architectural office in Luste-
nau, in 2013 they not only demonstrated that, despite the prevailing
opinion, a pioneering office building is able to do completely without
housing technology. With the six-storey, compact cube, they also de-
signed an extremely subtle piece of architecture. Towards the outside,
it only becomes visible with plastered façades, wooden frames and
window panes. Just as minimalist but highly sculptural is how Haus
Holdergasse in Vaduz looks as well. The three-storey, 364 square-me-
tres family residence plays with the themes of privacy and openness.
Characteristic are the recessed entrance area as well as two terraces
cut out of the structure. A mature tree, a striking beech, is the focal
point of the design. Between the house and the tree, a protected area
for retreating has been produced. In the case of Haus Holdergasse as
well, Baumschlager Eberle questioned traditional construction me-
thods. The increased earthquake specifications in the Rhine Valley
applying to Liechtenstein usually result in walls of reinforced concrete.
Grundriss Erdgeschoss • Ground floor plan Grundriss 1. Obergeschoss • Floor plan level +1 For ecological reasons, the architects wanted to avoid them. The Frick
& Gattinger AG office of civil engineers made it possible to use insu-
lating-brick walls of pure clay and to limit concrete additions to the
exterior layer of mortar. The monolithic appearance of the house is
the result of precisely this lime-putty plaster, which is jointlessly ap-
plied onto the homogeneous brick masonry. Well-proportioned
rooms, just a few noble materials – light-coloured plaster variants,
oak, untreated concrete ceilings and floors as well as precise details
executed in the best of craftsmanship tradition – ensure the calm aura
of the interiors. A flat coffered ceiling reduced to minimum height
spans the open living-room and kitchen area. And – also a special fea-
ture – despite its uniqueness, Haus Holdergasse is in fact a team
player: Together with two houses next door, the villa represents a pri-
vate energy cluster. The three houses all have their own photovoltaic
