           structural elements not only reduces steel usage but also enhances the its recycla-
           bility. The hygroscopic properties of the wood surfaces help regulate and stabilise
           indoor humidity, while the goat hair carpet in the office areas has air-purifying and
           antiseptic qualities, contributing to the health and well-being of the occupants. The
           abundance of natural light not only improves energy efficiency but also creates a bet-
           ter work environment. Windows and controls for temperature, light and shading are
           designed to allow users to influence the indoor climate.A current study is exploring
           the potential for reducing sick leave due to the natural materials and excellent day-
           light conditions in the building. Quantitative measurements of air quality, acoustics
           and well-being complement our efforts to create a healthy and pleasant environment
           for the users. As mentioned earlier, calculations show a 60 percent reduction in
           greenhouse gas emissions over a 60-year lifecycle, thanks to the use of regional
           wood. Sixty percent of the furniture was reused or purchased second-hand, saving
           over 35 tons of CO  emissions. The remaining 40 percent of furniture consists of

           necessary new purchases that also meet important circular economy requirements
           – they are made from recycled cellulose fibres, recycled aluminium, ocean plastic,
           surplus wool or linoleum scraps. The biotope roof and green stormwater basins in
           front of the building promote biodiversity and mitigate heavy rainfall events. With
           no car parking spaces provided, and with good connections to the bicycle network
           and public transport, our design encourages environmentally friendly transportation.
           The conscious design not only enables flexible and long-lasting use but also reduces
