IN MUNICH
“AAHHH” and “OH” and “WOW” is written in giant let-
ters on the façade designed by MVRDV from Rotterdam.
And it was not only this which pleased the jury last year
when it gave the DAM award to the Werk 12 building on
the former Pfanni site in Munich. allmannwappner now
adequately turned the penthouse of 620 square metres
into a multifunctional stage between living and working.
T he great location in the city, with a view across Munich, being right
in the midst of everything and yet remote … This special place –
called John’s Penthouse by the building clients – offers hosts and guests
just as special options of encounter. Networking is the theme and this
was to be architecturally implemented with sequences of rooms and
staged transitions – as the building clients, a group for mobility research,
and the planners of allmannwappner in Munich had agreed on. Speci-
fying little and making possible a lot was to be the objective and the so-
lution. The perfect prerequisites for this were offered by the two-level
loft on the fifth and sixth upper storey of the building which also inclu-

openly designed installations, divided into a main- and a gallery level,
thus became the setting for a multifunctional stage between public and
private, between working and living. The entrance is through a spacious,
two-level foyer from which, through an inside panorama window, the
guest already looks into the free-standing show kitchen with a bar. An
acoustic wall leads into an openly furnished lounge with a bookshelf in-
tegrated into the wall. An additional panorama window allows a view
into an in-house sport studio with a basketball hoop and wall bars. Two
stairs lead up to the gallery where the low ceiling height communicates
intimacy, concentration and calm. A co-working space and a lecture
room with the atmosphere of a cinema are thus consequently placed
here, as is a small lounge and the music room. For overnight guests,
there is a comfortable bedroom with an en-suite bathroom. The glass
façades allow an all-round view outside and also serve to access the
roof terraces. The simultaneous experience of expanse and restriction,
openness and specification is thematically continued in the furniture
which, since it can be flexibly positioned, makes various usage scena-
rios possible depending on the size of the groups and the focus of the
events. The floors, the walls and the ceilings are unobtrusive when it
comes to colour and material, the produce the background for creative
