The employees of four SAP branches – formerly distri-
buted over the greater Frankfurt area – have now
been relocated to one place. The office tower was
designed by KSP. For the interiors, Merz Innen.Archi-
tektur was taken on board. Together, they succeeded
with the rare feat of combining highly functional
workstations with stimulating aesthetics.
T he city of Eschborn, located in the northwest of the affluent
Frankfurt suburbs, is often described as a kind of tax haven.
The trade tax and the assessment rate are considerably lower than
in the neighbouring banking metropolis; at the same time, however,
one benefits in Eschborn from the latter’s well developed infrastruc-
ture. That is why, for decades, large and smaller businesses have
been eager to settle here. As to the urban development and the ar-
chitecture, the “cheapies’ paradise” is consequently very unattrac-
tive! Whoever moves to Eschborn also likes to save money when it
comes to aesthetics! A successful exception is now the new building

born-Süd office park. The Frankfurt KSP Jürgen Engel architectural
office was in charge of planning the almost 45 metres high, eleven
storey office tower. The architects designed two slightly staggered
high-rise slabs with a shared access core. The division of the buil-
ding volume not only gives the construction a slender silhouette but
also has the practical advantage that, on each level, instead of four
a total of eight corner offices were produced which are highly popu-
lar among the users. The façade of the so-called dual high-rise buil-
ding, on the other hand, convinces with a rhythm of windows
changing from level to level and a subtle three-dimensionality pro-
duced by baffle plates installed in front of the actual window fronts.
In contrast to the dark façade, the interiors were designed mainly in
white. For planning the workstations as well as designing the recep-
tion, the cafeteria and the staff lounge extending over two levels at
the top of the west tower, the cooperation of the Frankfurt office
specialists of Merz Innen.Architektur was enlisted. Together, a
highly functional but also not completely emotionless interior de-
sign was developed. Both characteristics like to go together, after
all! In the SAP high-rise building, however, deliberately added co-
lour-, material-, light and design accents ensure a stimulating work-
