HOUSING ESTATE
IN MALMÖ
The Sorgenfri district in Swedish Malmö is undergo-
ing transformation. Part of this area – Malmö’s oldest
industrial district – is being converted into a residenti-
al neighbourhood. In the course of this, twelve town-
houses were built there according to plans by the archi-
tectural firm Förstberg Ling. Their quality of living can-
not be surmised behind the inconspicuous brick façade.
S een from the outside, the three building blocks with a total of twelve
residential units appear unspectacular. The façade is simple, the uni-
formly dimensioned window openings are lined up in an inconspicuous
manner. In between, loggias pick up on the scale and cut out correspon-
ding volumes from the compact structure. The quality of the space- and
living quality of the terraced houses inside cannot yet be determined
from the architecture. The three-storey development, which will be com-
pleted in 2022, is all the more astonishing when you take a look inside

clear that the spatial concept is not based on any conventional floor
plans or design ideas, but has a few surprises in store. For example, to
the right of each house entrance there is an additional double-leaf door,
behind which there is an open garage area that can also be used as living
space. The houses are organized over three storeys and anchored around
a central staircase- and bathroom core built using large clay blocks.The
combination of materials, each of which is very purist in appearance, is
particularly surprising, especially the use of wood as a building materi-
al. The cross-laminated-timber construction remains visible everywhere
and creates a cosy impression of space. The knotholes abundant in the
wood, as well as the seemingly moving grain of the elements covered
with peeled veneer, create a dynamic image on the walls and ceiling.
Untreated perforated bricks provide a visual and tactile counterpoint.
The brown bricks mark the wet-room area on the ground floor and on
the first floor. Overall, each townhouse comprises an open-plan ground
floor that extends over two storeys at the rear towards the garden. The
outdoor area is accessible from here through large patio doors. There are
three rooms on the first floor and two more on the floor above – plus two
loggias for catching fresh air: a small one facing the street and a larger
one on the opposite side of the building. On the outside, the windows,
garage, entrance and balconies have all been designed to fit the simple
gridded geometry. With this design, the architects make it impressively
