Hochschule Ostwestfalen-Lippe Ferienappartements und eine Ferien-WG geplant: die Räumlichkeiten für den gemein-
samen Aufenthalt befinden sich im Norden und haben Blick auf die Spree. Die Gäste
www.hs-owl.de können im Erdgeschoss die zahlreichen Angebote der gastro no mischen Verpflegung in
1971 Gründung der Hochschule Ostwestfalen-Lippe Anspruch nehmen. So werden diese Orte zum Treffpunkt für Bewohner und Urlauber. Für
rund 6.600 Studierende ausrei ch ende Erholung und Entspannung sorgt der Fitness- und Spa-Bereich im
Dachgeschoss. Zur Spreeseite hin ist eine Fitnessbar vorgesehen; der Entspannungs-
bereich mit einem Balkon ist an der gegenüberliegenden Seite angeordnet. Die ganze
Etage ist für Feriengäste, Bewohner und Bürger der Stadt zugänglich. Der öffentliche
Raum dient als kommunikative Zone. Dieser schafft nicht nur einen Mehrwert für die
Bürger der Umgebung, sondern erlaubt auch den sozialen Austausch zwischen den
Bewohnern und ihrer Nachbarschaft.
T he Viktoriaspeicher – constructed by architect Franz Ahrens in 1910 – is listed as
an example of modern industrial architecture. Until 1980, coal was still handled
here. Since the discontinuation of the port operation in the middle of the 1990s, busi-
nesses such as a beverage market or a construction material- and paper recycling com-
panies became established. The building stands on the site of the state-owned Berlin
Hafen- und Lagerhausbetriebe, called BEHALA in short, in Köpenicker Straße of Berlin
Kreuzberg. The storage facility is bordered by Schillingbrücke in the west, the River
Spree in the north, the former Velvet Fabrik in the east and Köpenicker Straße in the
south. The Viktoriaspeicher is the core of a new city-district centre with shops and cul-
tural institutions for which urban-development plans have already been submitted. In
view of the population development and the age structure, the listed building is to be
converted into a new form of senior living. The goal of the concept is to find an alter-
native solution to the traditional senior citizens’ homes and residential facilities in old
age. The generation of the “new senior citizens” differs from earlier generations: New
lifestyles are not only a phenomenon of the younger society, the “best agers” are a
multi-layered target group. All the same, they show the characteristics typical of

It is furthermore important to support the autonomy of the seniors, to strengthen them

and to make them participate in public life and integrate them into it. The warehouse
makes an innovative, modular spatial programme for residing in old age with various
forms and concepts of living possible. It includes not only spaces for relaxing and for
dining and getting together but also rooms for creativity, inspiration and interaction
with other people. Twelve different types for rooms are designed which range from
minimal rooms those with limited means to shared apartments for seniors and rooms
and apartments to accommodate visitors on holiday.
Need for safety and identification
These spaces are characterized by a striking architectural structure and measures of
design which provide a clear arrangement and create a harmonious atmosphere at the
same time. Spatial boundaries are defined and the transparency of the zones makes it
easy to become aware of them. The need for safety in the living quarters and the iden-
tification with the new home also play a major role since older people like to and often
stay inside. That is why views of the scenery as well as glimpses into common areas
provide an interesting change. For the care and support of the residents, the focus is
on capacity building and on the mixing of activities taking place in areas which are
accessible to all so that contact with the residents in the neighbourhood results. The

hybrid use of private living and public spaces is to generate synergies and to allow the
seniors dignified aging. The listed warehouse has a column grid which was taken into
consideration in the planning. In contrast to the structuring grid, there are integrated
objects which have a flowing shape and thus add a further quality to the hallways with
their look and their function. With the exception of the care section, towards the Spree
the private areas are generally interlinked and integrate the public. To support this con-
cept, this side of the building was also opened up on the façade and given floor-to ceil-
ing arched windows which emphasize the appearance of the warehouse. On the
ground floor of the building are the publicly accessible rooms such as restaurant areas
and shops. The main access for the residents and the guests is on the north side
towards the Spree. To the east, the border is formed by a park which allows the seniors
to spend time outside and to enjoy nature and the surroundings. The storeys of the
building are accessed via two staircases, elevators or central stairs in the front part of
the building. On the first and second upper level and with a view of the Spree, this is
where an intersection of the private and the public spaces takes place.
