HOUSE 11 ROOMS
IN ZERNSDORF
In Zernsdorf, in the south-eastern affluent suburbs of Ber-
lin, Laura and Philipp Luy have fulfilled their dream of

I t looks a bit like in a children’s book around here. Narrow streets

by privacy-creating fences and hedges; behind them, spruced-up deta-

in the Spreewald district in southern Brandenburg, seems so tranquil
that it’s hard to believe that the hustle and bustle of the metropolis

that is Berlin is less than an hour’s drive away. It is as clichéd as it
is understandable that the Luys moved here after the birth of their
children and several years of living in the big city of Berlin. The buil-
ders and also architects were aware from the outset that a detached
house – especially a brand-new construction – is problematic these

a house that was as ecological, affordable and durable as possible;
not in a new development, but as a redensification of existing buil-
dings; and not as a striking solitary structure, but modest, in keeping

6 Technik • Technology the past. The interior walls are made of sand-lime brick and plastered
white; the ceilings and beams consist of concrete. The simple con-
struction allowed the clients to contribute a considerable amount of
their own labour. Otherwise, their dream would not have been possib-
le to realize! However, the greatest appeal of the house lies in its floor
plan. Inspired by Schinkel’s New Pavilion and Ungers’ House without
Qualities, the Luys developed a strict grid of square rooms, each with
5 a floor area measuring just under 15 square metres, across both floors.
There are six rooms per floor; the central staircase counts as one,

hence the name of the house. All rooms are potentially equivalent
6 and can be rearranged to suit changing usage requirements. Even the
two floors can be lived in and accessed separately if necessary. This is
