IN LAATZEN
From shared desks in open-plan offices to flexible working
environments, it is no longer just freelancers and start-ups
who prefer co-working models: companies realize that
the productivity of their employees can be increased with
flexible new work structures. With the implementation of
a work-life synergy, if group has dissolved the boundary
between professional and private life.
I n order to also make the idea of mobility and constant change spati-
ally tangible in the existing property of a former Siemens office buil-
ding dating from the d1970s, if group decided to make the radical change
visible. The walls were stripped of their wallpaper and left in their raw
state, the open grid ceilings and visible pipes and cables emphasizing
the process-like and unfinished character of the space. The tiles on the
walls and floors were left as they were and no additions were made.
The old ventilation shafts were opened up, lounges were installed and
a 15-metre-high space located above them could be newly experien-
Grundriss Erdgeschoss • Ground floor plan ced. The aim was to focus on human needs and dissolve the supposed
dualism between the living and the working worlds by adding pleasant
room acoustics, integrating lush greenery as well as by using sustainable
materials. On each of the five converted floors, memorable places with
different atmospheres have been created that provide orientation and
enable identification. A graphic level once again emphasizes the raw
directness of the design concept. Large-format graffiti sprayed directly
onto the wall run like a thread and similar to a comic through the entire
building. Based on the idea that work is not just done at a desk, but
should be understood as a triad of health, lifelong learning and interac-
tion, the office developed an exceptionally wide range of hybrid diversity
across around 15,000 square metres. In addition to a maker space, film
studios, a gaming area, relaxation rooms and an event campus, hospita-
lity areas on each floor merge work and private life. From the breakfast
club to a café with an outdoor area and all to way even to a fine dining
restaurant, these places also serve co-working. Those who like to keep
moving can use the walk’n’talk areas, train on the wall bars or use the
fitness studio and spa, which are also part of the space programme.
With provisions for regular health checks, work in this diverse place is
embedded in a natural process. It is a real shame that the investor’s
sudden insolvency hit the almost completed project. Launched in 2020,
during the Covid pandemic, it was unfortunate for the project that the
