IN STUTTGART
Especially in cities, undeveloped properties are rare com-
modities which should be used in a way that makes
sense. In the south of Stuttgart, VON M designed an ex-
emplary home with varied possibilities of being used by
its residents. Thanks to the fluid concept, the rough aes-
thetics inside produces a wide variety of room qualities –
with a magnificent view across the city district.
W herever living space is restricted and plots are limited, flexi-
bility and the possibility of individualization are of high signi-
ficance. In the case of the pair of semi-detached HS77 houses in Stutt-
Grundriss Erdgeschoss • Ground floor plan Grundriss Gartengeschoss • Garden floor plan gart-Süd, VON M focussed on this topic. The Stuttgart architects built
an elegant home with a robust envelope and a variable interior that
considers not only the needs of the current residents but also
changing life circumstances in the future. Flexible layouts have not
been a novelty for a long time but the architects here went one step
further: The areas can not only be used in various ways but can also
be structurally divided into new zones in the course of the years.
Since, due to its location at the foot of a steep slope, the property was
thought to be difficult to develop, the residential building has neces-
sarily been constructed of impermeable concrete. The protective ex-
terior shell is characterized by the subtle details of the joints of the
prefabricated elements. To pursue the aspect of sustainability in a dif-
ferent form than with the materials – the architects were indeed aware

formly designed and planned in such a way that they can be altered
to produce different constellations with lightweight partition walls, fa-
brics and built-in cabinets; wooden strips embedded in the floor in
the right half of the building show the potential subdivision. How well
the concept of the adaptable living space works is already manifest in
the current floor plan in the two slightly different houses: Whereas, in
the left half, primarily solid partition walls with doors serve to sepa-
rate the bedrooms, the right half has been more openly designed with
walls and pivot doors of silver fir and curtains in concrete-grey as an
extension of the exterior envelope. This results in atmospheres with
their own quality in each house. According to architect Dennis Muel-
ler, initially both units had been planned with larger differences; du-
ring the design process, however, the two client families came closer
together, so that the material language inside, entirely in VON M man-
