Privatsphäre. Eine Dreischeiben-Isolierverglasung schirmt die Wohnungen thermisch
und akustisch von der belebten, verkehrsreichen Warschauer Straße ab; elektrisch
betriebene Textilscreens gewähren Sonnenschutz. Die horizontale Sprossen einteilung
der Fenster orientiert sich an den Türmen des Frankfurter Tores. Das Grün der
Fassadenelemente und des Staffelgeschosses lehnt sich an die Kupferdächer der bei-
den Henselmann-Kuppeln an. Am Frankfurter Tor lässt sich die historisch-sozialpoli-
tische Bandbreite des Wohnens studieren – vom kommunistischen, denkmalgeschütz-
ten Arbeiterpalast bis zum frei finanzierten, ambitionierten Investorenprojekt für
monetär privilegierte Studenten. Nicola Medrow-Bürk, Partnerin und Geschäfts -
führerin von GBP Architekten, berichtet, dass in der Berliner Brunnenstraße am
Mauerpark Mitte des Jahres ein weiteres Neon-Wood-Studentenwohnheim fertigge-
stellt wird. Folgekonzepte sind außerdem in Frankfurt am Main und in Köln in
Planung. Jeder Standort soll von seinem Kontext und dem Bestand geprägt sein.
Dennoch wird es einen Wiedererkennungswert in Form einer Neon-Wood-DNA
geben. Investor und Architekten arbeiten laut Nicola Medrow-Bürk bestens zusam-
men: Beide verbindet die Leidenschaft für das Bauen im Bestand.
U nder the brand name of Neon Wood, the Cresco Capital real-estate developer
wants to introduce innovative residential projects for students onto the market.
This means fully furnished flats and apartments which represent the character of hip
major-city hotels and are to offer comfort, autonomy and an atmosphere of community
all in one. The first built object is located at Frankfurter Tor in Berlin. Cresco Capital
invests in historic, in some cases listed, buildings with potential. In Berlin, the compa-
ny purchased a striking, L-shaped office block from the 1970s. At the time, the six-storey
construction bordering Warschauer Straße had been built as a prefabricated reinfor-
ced-concrete skeleton construction. This is also reflected in the façade grid. GBP
Architekten had the building completely gutted and added a penthouse level. After the
conversion and the renovation, the charm of the solid construction can be experienced

total of 567 residential units resulted, among them 485 student flats and 82 micro
apartments. The latter have a separate entrance and can also be rented for a limited
period of time by non-students. Nobody is to feel lonely in the metropolis. Community
and networking are writ large. In the Neon Wood lobby furnished like a hip hotel
lounge, lectures, seminars, games evenings and concerts are regularly taking place. In
addition, retailers, a fitness studio and a restaurant are located on the ground floor.
Living in different price categories
All the apartments have their own bathroom, a kitchen unit with a stove and a refri-
gerator, plenty of storage space and high-speed Internet. Quality materials – solid-wood
herringbone-pattern parquet in the apartments, linoleum in the hallways, screed in the
lobby – complement the rough, industrial charm. The beds, wardrobes, writing desks
and dining tables were designed by GBP Architekten and individually made of stained
MDF. Instead of a uniform standard solution, the concept offers flats and apartments
with different sizes and furnishing in several price categories. The flats are individuali-
zed as to colour in shades of blue and green. Even the bathroom fittings have in part
been designed, in part altered by GBP Architekten. The Classic version, the smallest
apartment, measures 18 square metres and can be rented starting at 635 euros per
month. The next price categories stand out with a balcony, their own small garden sec-
tion, more square metres or more of a view and ceiling-high windows. The most spa-
cious and, with 925 euros per month, most expensive Double Delux category offers
even more privacy with 35 square metres. Nicola Medrow-Bürk, partner and managing
director of GBP Architekten, reports that a further Neon Wood student residence will
be completed in Brunnenstraß am Mauerpark in Berlin in the middle of the year.
Follow-up projects are in the planning stage in Frankfurt am Main and in Cologne.
Each location is to be characterized by its context and the existing buildings. However,
there will be recognition value in the form of Neon Wood DNA. According to Nicola
Medrow-Bürk, the investor and the architects are working together excellently: Both are
connected by a passion for building in the existing context.
