B ereits vor 16 Jahren hatten Schmucker und Partner für die VR Bank ein Bürogebäude
aus den 1980er-Jahren grundsaniert (AIT 12.2002). Nachdem diese 2012 auch das
Nachbargebäude zur Erweiterung der Vorstandsetage erworben hatte, war anfänglich nur
von einem „Fensteraustausch“ die Rede. Heute, nach einer Bauzeit von rund fünf Jahren
bei laufendem Betrieb bildet das Ensemble Augustaanlage 59/61 – dank Erhöhung um ein
Geschoss, neuer Natursteinfassade und publikumswirksamer Erdge schoss nutzung – eine
Bereicherung für das Stadtbild Mannheims. Der Weg dorthin war kein leichter: Durch das
neue Staffel geschoss, das an die bestehende Vorstandsetage im Nach barge bäude an -
schließt, wurde der Bestand baurechtlich zum Hochhaus – mit allen brandschutztechni-
schen Konsequenzen. Das erweiterte Dachgeschoss zeichnet sich nun durch eine groß -
zügige Dachterrasse aus, die auch von den Mietern der unteren Etagen „gebucht“ werden
kann, ebenso wie die, in Anlehnung an die Innen architektur des Bestandes, hochwertig
ausge statte ten Kon ferenz- und Besprechungsräume. Im Erdgeschoss entstanden entlang
der Fassade Büros und im unbelichteten Inneren des tiefen Grundrisses Beratungs räume
der Privat banking- Abteilung. Dorthin gelangen Kunden durch eine Abfolge von galerie -
artig mit Glas-Lichtdecken ausgestatteten Räumen. Bezugnehmend auf die Be grü nung
des neuen Vorplatzes, führt das Motiv des Ahornblattes durch das Gebäude.

I t was already 16 years ago that Schmucker und Partner had completely renovated an
office building from the 1980s for VR Bank. In 2012, after the bank had also purchased
the adjoining building to extend the executive floor, the initial plans were to only “replace
the windows”. After a construction period of five years during active opera tion, the
Augusta anlage 59/61 ensemble today upgrades the cityscape of Mannheim – thanks to the
addition of one level, a new façade of natural stone and a client-oriented de sign of the
ground floor. The way to achieve all this was far from easy: Due to the new pent house level
which adjoins the executive floor in the neighbouring building, the original con struction
became a skyscraper according to building law, with all the consequences as to fire-pro-
tection technology. The extended top floor now stands out with a spacious roof te rrace,
which can also be “booked” by the tenants of the lower floors, as well as with high-quality
equipped conference- and meeting rooms in the style of the interior design of the building
stock. On the ground floor, offices were designed along the façade and consul ta tion rooms
of the private-banking department in the depth of the layout without daylight. The clients
get there through a sequence of gallery-like rooms with glass luminous ceilings. In spired
by the trees in the new forecourt, the motif of a maple leaf guides through the building.
