LOFT APARTMENT
IN HAMBURG
The lack of living space concerns the large cities Ger-
many-wide. In their home city, BAID Architekten from
Hamburg prove how intelligent re-densification behind a
historic façade produces urgently needed residential area
and yet is able to continue the city identity and create
good interior architecture. The way the single-floor apart-
ments are equipped is anything but ready-made.
O n Warburgstrasse, close to the Alster river bank, BAID designed a
new building behind a historic façade. With 42 city apartments –
six of them as subsidised residential construction – the thus produced
inner-city re-densification generates significantly more living space
than before. And this in a prime location! The residential units situated
towards the street loftily start at the level of the mezzanine. Towards
the courtyard are nine full storeys which makes the new building rank
as a high-rise construction and is linked with special requirements as
to safety and the equipment with building technology. The structure of
the interiors organized as split levels allows ground-level access to the
garden on the ground floor. A first for the Hanseatic city was the elabo-
rate translocation of the façade from the 19th century: Floor by floor, it
was cut into parts, stored, restored and exactly reconstructed in front
of the new building. The BAID office, which had been founded by the
architect Jessica Borchardt (see AIT 6.2021, p. 14) in 2005, has been ma-
king an impact on the area around the Hamburg Outer Alster with its
residential buildings for many years already. A fore taste of the high-
quality equipment inside the residential units is already provided by
the spacious entrance area which welcomes the residents and the vi-
sitors with durable construction materials: natural stone, dark wood
and bronze profiles. This noble mixture of materials is also continued
in the apartments. Special eye-catchers are the marble wall coverings
in the kitchen and the fireplace area. Thanks to the different residential
levels, the marble area in part extends ceiling-high up to almost six
metres in height. For a pleasant and warm floor covering, the architects
chose a durable parquet floor of oiled oak from the Vosges. Across the
two levels, the generous glazing with some circular panes and the ter-
race with a glass balustrade admit plenty of daylight into the interior.
The bathrooms have been designed with high-quality fine stoneware.
Since the uppermost floors allow no views inside, the enviable pan-
