D as Mannheimer Turbinenwerk ist ein Ort mit langer, wechselvoller Industriege-
schichte, die von 1900 bis 2017 währte. Seit 2019 gestaltet Aurelis Real Estate das
20 Hektar große Gelände zu einem Büro- und Gewerbepark mit zeitgemäßer Infrastruktur
und Grünanlagen um. Der Innovationsgeist des einstigen Turbinenwerks soll hier weiter-
hin spürbar sein. Der Projektentwickler und Eigentümer (!) modernisiert und saniert den
gewachsenen Komplex. Dazu kommen neue Bausteine. Den Rahmenplan entwickelte
das Frankfurter Büro AS+P Albert Speer + Partner. Die Bandbreite des erhaltenen Be-
stands reicht von Gründerzeitbauten in Backsteinoptik bis zu Gebäuden aus den 1970er-
Jahren. In eben jene Bau-Ära fällt auch die Kantine, die Lepel & Lepel im „Haus Watt“ in
ein Multi-Space-Konzept transformierten. Die Kölner Innen-/ArchitektInnen interpretier-
ten die Architektur und Formensprache der 1970er-Jahre neu. Offen und repräsentativ
wirkt die gut belichtete 3300 Quadratmeter große Bürolandschaft mit ihrer luftigen De-
ckenhöhe von 5,80 Metern. Eleganter Rohbaucharme prägt die Atmosphäre: ein Mix aus
Heraklith, Naturstein, Beton, Glas, Stahl, Terrazzo, Holz, Industrieleuchten ... Markant ist
die fünfte Fassade der rostbraunen Decke. Ein Podest aus Wildeiche bildet eine Raum-
in-Raum-Skulptur. Transluzent und frisch wirken die neuen Materialien und Farben. Und
in der gepolsterten Sitzlandschaft ist das Flair der 1970er-Jahre förmlich eingefroren.

T he Mannheim Turbine Works is a site with a long, chequered industrial history that
lasted from 1900 to 2017. Since 2019, Aurelis Real Estate has been redesigning the
20-hectare site into an office and commercial park with contemporary infrastructure and
green spaces. The innovative spirit of the former turbine factory is to remain tangible
here. The project developer and owner is modernising and redeveloping the evolved
complex. New components are being added. The master plan was developed by AS+P
Albert Speer + Partner. The spectrum of the existing buildings ranges from Wilhelminian-
style brick architecture to 1970s buildings. The canteen, which Lepel & Lepel transformed
into a multi-space concept, also belongs to this building era. The Cologne-based interior
designers and architects reinterpreted the architecture and design vocabulary of the
1970s. The well-lit 3,300-square-metre office landscape with its airy ceiling height of 5.80
metres appears open and prestigious. Elegant shell charm characterises the atmosphere:
a mix of Heraklith, natural stone, concrete, glass, steel, terrazzo, wood, industrial lighting
... The rust-brown ceiling is striking. A platform made of wild oak forms a space-in-space
sculpture. The new materials and colours appear translucent and fresh. And in the uphol-
stered seating arrangement, the flair of the 1970s is literally frozen.
