IN BALDHAM
Affordable rents, quiet and an idyll just kilometres
from Munich – Baldham is the very model of a suburb.
Despite the numerous advantages, however, living on
the city outskirts does not seem desirable to everyone.
Yet if the interior construction of the new, far more
spacious home is accomplished with such smart mea-
sures, there are hardly any valid arguments against it.
C ontinuous re-densification has become imperative in urban regi-
ons with rapidly growing populations such the city of Munich. The
limited existing space also has to be used more and more efficiently
in the suburbs surrounding the major cities – ideally without forfeiting
the architectural quality in the process. The Hausfuchs project by IFUB
is definitely a successful example of this: Instead of a single building,
on the property in question there is today room for two semi-detached
houses under a total of four roofs. The design cleverly matches the
Grundriss Erdgeschoss • Ground floor plan saddle roofs which characterize the neighbourhood without hiding its
own innovative nature. The interior was in no way neglected either –
in particularly the openly designed half of the duplex Ost captivates
with a simple device: A multifunction staircase consisting of a white
steel frame. As the centrepiece of the house, the element provides suf-
ficient storage room in the form of light-coloured wooden boxes, con-
tains the cloakroom, frames steps and parts of the kitchen furnishing.
It extends over all three levels and connects them in an easy as well
as elegant way, which makes comfortable access of the light-flooded
living space possible. Intelligently positioned, it at the same time se-
parates the entrance area from the rest of the living room and, with
Grundriss Obergeschoss • Upper floor plan its dynamic inclined components, formally refers to the façade of the
house. With the help of this staircase, IFUB furthermore naturally in-
tegrates well-tried inventory furniture. Thanks to an additional inter-
mediate level, the steel frame allows access to the storage room and
the garage roof independent of the actual floors. In the whole house,
massive, white-varnished industrial parquet increases the reigning
airy appearance – livened up by coloured tiles which are deliberately
installed to produce zones in specific areas such as the entrance and
the kitchen. The colours of the tiles are also coherently repeated at the
grip holes of the kitchen furniture. The architects likewise showed a
wealth of ideas when they were designing the showers: With large-for-
mat skylights and areas of strong colour, striking, distinct wellness
